Most lenders utilize a credit score (FICO) to determine your credit worthiness. Those lenders may disqualify you if your FICO score isn't high enough. We believe in common sense lending, real people, not credit scores. As well, we are one of a very few lenders in the country who will do a 30 year Fannie Mae fixed rate loan with NO FICO scoring.
The 4506 is a form most lenders require you sign prior to funding your loan. This form allows a lender to compare tax returns used to obtain your financing to those submitted to the IRS. If you are asked to sign this form, be sure your lenders name appears on the form and be sure the form is dated. We have never required this form on any of are portfolio loan programs.
Many of our programs require no income documentation. This means to you, no tax returns, no W-2s, no paystubs, no reserves after closing and even in some cases, no verification of down payment. Credit does not have to be perfect. We use common sense underwriting, not credit scoring.
As of November, 1998, all Fannie Mae lenders are requiring 4 years of seasoning on discharged bankruptcies. That means in most cases, you must wait 4 years from the date you closed your bankruptcy to qualify for a quality interest rate. Most lenders will still require only 2 years of seasoning since the close or discharge of your bankruptcy.
